Cognizant Adds to Its Office Space in Chennai
The latest agreement follows another lease signed by Cognizant in September 2026 for 141,392 square feet at the same office park through flexible workspace operator WeWork India. The company has therefore entered into two office space agreements at Embassy Splendid TechZone in recent months.

The five-year lease is a significant commercial property commitment for the IT services company. Based on the starting monthly rent, the rental outgo would be about ₹286 crore over five years, before accounting for the scheduled rent increase and any other applicable charges.
Cognizant also renewed its office lease at Mindspace Business Parks in Navi Mumbai in 2025 for 92,208 square feet at a monthly rent of ₹62.70 lakh.
What the Lease Means for the IT Workforce
Large office leases are closely watched in the IT sector because they provide information about companies’ office space commitments and workplace requirements. However, taking additional office space does not necessarily mean that a company is planning to recruit more employees.
For HR teams, workforce planning, office capacity and employee attendance arrangements are among the factors that may be relevant when a company manages its workplace infrastructure. Cognizant has not announced any hiring target or additional employee numbers linked to this Chennai lease.

The transaction comes amid continued activity in India’s commercial office market. Anarock Research & Advisory reported that net office space absorption across India reached 49.2 million square feet in the first nine months of 2026, up 2% from 48.2 million square feet in the corresponding period last year.
The impact of Cognizant’s latest lease on employment in Chennai will depend on how the company uses the additional space. No specific workforce expansion linked to the agreement has been confirmed.
